The Association continues to monitor homeowner compliance, particularly in relation to the payment of maintenance fees.

The June 2026 figures show an improvement in overall homeowner compliance compared with January 2026. However, continued efforts to improve timely payment of maintenance fees remain important to the Association’s financial sustainability.

Community Investment

The Association concluded the reporting period with a positive operating surplus while continuing to invest in the maintenance, security and improvement of community assets.

During the period, significant works and ongoing community maintenance. These projects represent the continued reinvestment of homeowners’ maintenance fees into the community.

Looking Ahead

The Association remains in a stable financial position, while recognising opportunities to further strengthen financial controls, record management, operational efficiency and homeowner compliance.

Timely payment of maintenance fees is essential to maintaining the services and facilities that benefit the entire community. Consistent collections allow the Association to meet ongoing costs, respond to unexpected issues, maintain community assets and plan future improvements.

The continued success of Coral Spring Village depends on financial discipline, effective record keeping and the cooperation and support of homeowners. Together, these will help protect and enhance the long-term value and quality of our community.

Security Report

Reporting Period: Ending July 2026

Responsibility: David Wilson(Security Manager)

1. Executive Summary

Security operations remained stable throughout the month. Officers maintained 24-hour coverage, conducted regular monitored visitor access, and responded promptly to resident concerns. No major security breaches were reported.

2. Security Activities

  • Maintained 24/7 gate access

  • Verified visitor identification

  • Monitored CCTV systems and documented suspicious activity

  • Performed daily inspections of gates, fences, lighting, and common areas.

Special Note

I noticed a number of street lights are out in the community. I tried to take a note of all the numbers on the poles and reported them to JPS. I am asking all residents to do the same so multiple reports are made and go on file.

Lastly, I ask residents be courteous to be courteous to security at the gates and abide by the rules of the community. Remember, this is our home and Security is only there to help us protect and secure our properties.

Grounds Maintenance Report

Reporting Period: ending July 2026

Speed Bumps

To improve road safety and encourage compliance with the community speed limit, the Association completed the installation of 20 speed bumps throughout Phases 1, 2, and 3.

Pothole Repairs Completed Across All Phases

To enhance the safety and condition of our roadways, pothole repairs were carried out throughout Phases 1, 2, and 3 of Coral Spring Village.

Main Entrance Highway Sign

The main entrance highway sign was repainted and refurbished as part of the Association's efforts to enhance the appearance of the community entrance.

Overgrown Lots Maintained by the Association

The Association carried out the cleanup of the following overgrown lots under its responsibility:

Lot on Heron – Phase 2

Lot 22 – Phase 1

Lots cleared and cleaned by the Association

Ongoing maintenance will be undertaken by homeowners who have volunteered to farm these lots

Installation of Community Signage

To improve safety, security, and compliance throughout the community, new signage was installed at key locations, including the Phase 2 and Phase 3 gates.

Completed Improvements:

  • No Parking signs installed

  • No Dumping signs installed

  • Barrier signs installed

  • Signage installed at the Phase 2 and Phase 3 entrance gates

  • Improved traffic control, security, and resident awareness

These signs help reinforce community rules, improve traffic management, and contribute to a cleaner, safer, and more organized environment for all residents.

Park Beautification & Maintenance

  • Trees were treated and painted to improve their appearance and provide added protection.

  • Park benches were cleaned and repainted, restoring them to a clean and welcoming condition.

  • Routine landscaping and maintenance were carried out to improve the overall appearance of the park.

  • These efforts continue to create a more attractive, comfortable, and enjoyable recreational space for residents.

  • Tree maintenance and protective painting.

  • Refurbished park bench following cleaning and repainting.

Phase 3 Gate Improvements

The Association completed several upgrades at the Phase 3 gate to improve security, functionality, and the overall appearance of the entrance.
