How much is the CSV monthly maintenance fee and when are Fees due?

All Shareholder Members, comprising home or lot owners, including the Executive are required to pay the agreed membership fees which is currently JMD$5000pm. Fees are are due 28th day of each month.

If I am making a local payment, can I select the Real Time Gross Settlement (RTGS) option when making my online payment?

No. If you are making a local payment, please select the Automated Clearing House (ACH) option instead. RTGS transactions attract a significant fee, while the fee charged to the Association for ACH transactions is minimal. Selecting RTGS will result in bank charges being deducted from your payment, which could cause your payment to be less than the required amount. Using ACH helps ensure your payment is received in full while minimizing banking charges to the association.

What will happen if I fall behind with my maintenance fee payments?

Homeowners have until the 28th day of the following month to settle any outstanding maintenance fee.

If two consecutive monthly fees remain unpaid, their access cards will be deactivated on the 15th of the following month.

Example:

  • 31 July: July fee remains unpaid

  • 31 August: July and August fees remain unpaid

  • 15 September: Access cards are deactivated

Access cards will only be reinstated once all outstanding arrears have been paid in full or an approved payment arrangement has been put in place.

Are there any time restrictions on when building/contractor work can be carried out?

Yes, work on homes or properties should be done between the hours of 8:00 AM – 5:00 PM, Monday to Friday and between 9:00 AM – 4:00 PM Weekends and Public Holidays. Exemptions may be granted in unusual circumstances, which may be obtained by writing to the Executive Committee, requesting such exemption. Reasonable exceptions will not be unduly withheld or denied.

Is it possible to setup a payment plan if I am in financial difficulty and fall behind in my payments?

Yes we understand that a resident may fall into financial difficulty, therefore residents must contact the office to discuss and put in place a payment plan that they can afford to ensure their fees are paid in full.

What should I do when I am expecting a visitor/delivery?

If you are expecting a visitor or a delivery:

  1. Telephone the main security gate in advance.

  2. Provide the following details:

    • Date of the visit/delivery

    • Expected time of arrival

    • Visitor's name

    • Vehicle license plate number (if applicable)

  3. Ensure the visitor brings a valid form of ID.

  4. All visitors must present their ID to the Security Officer at the gate. Visitors who cannot provide identification will not be permitted entry.

Note: Advance notification helps security process visitors efficiently and avoid delays at the gate.

Who is responsible for unkept or structural issues with properties?

Homeowners are solely responsible for the upkeep, maintenance and structural condition of their property. CSA accepts no responsibility for individual properties. Where an issue is brought to CSA’s attention, it may notify the owner if they are known. CSA is not responsible for arranging or carrying out repairs.

Why has a fully paid up member been added to the delinquent list?

Although full payments may have been made, the office may not have been able to reconcile the payments. Unfortunately banks do not always add the information required to the statement e.g. lot number or the owners name, therefore it is impossible to allocate the payment. It is good practice to let the office know when you have made a payment by sending in the payment confirmation or ATM receipt for verification. The office publish a monthly list of payments they have not been able to reconcile, if you recognise a payment please contact the office.

How long should I keep my dues payment receipts for verification purposes?

You should keep your receipts for 6 Years. Please note ATM receipts fade after a while, so please take copies as a backup.

If I pay by wire transfer, should I select the option to pay all transfer charges instead of having the receiver pay the charges?

Yes. When making a wire transfer, you should select the option to pay all transfer charges. Wire transfer fees can be approximately 70% of one month's dues. If you choose the option for the receiver to pay the charges, the bank fees will be deducted from the amount received by the Association, which will result in your dues payment being less than the required amount. In order to reduce the number of additional charges, some residents choose to pay quarterly/half yearly/annually.

How often are the maintenance fees reviewed?

Maintenance Fees are subjected to review every two years. The Executive Committee will decide if the existing dues remain unchanged. Escalation in dues should not exceed 10 – 15% at any agreed adjustment. A reduction in Dues will also be applied where possible. The last review was June 2025.

Why do you only accept card payments? What about persons who don't have a card?

The office does not accept cash payments. If you do not have a card available to make your payment, you can make the payment through the bank using the available banking options.

Why isn't my lawn being cut if I'm paying my JMD$5,000 maintenance fee?

The JMD$5,000 maintenance fee covers the landscaping and upkeep of the common areas of the community. This includes the green spaces, sidewalks, and the general appearance and upkeep of the roads leading into and around the community.

However, the maintenance fee does not cover the cutting or maintenance of individual homeowners' lots. Homeowners are responsible for maintaining their properties.

I purchased additional proxy cards before the new card system. Why am I only getting two cards now?

With the implementation of the new proxy card system, each homeowner is allocated two proxy cards.

Any additional cards issued under the previous system are no longer valid under the current system.

If you require an additional proxy card, you may purchase one for J$4,000 per year. The annual fee is required to keep the additional card active.

Who is classed as a delinquent homeowner?

This is a homeowner that is 2 months or more in arrears in paying their maintenance fees. This does not include homeowners who are on a payment plan, unless they are 1 month or more in arrears in their payments. Please note that the exec regularly publish lot numbers of delinquent homeowners.

What communication channels are there for the community?

We have several communication channels that our community can use:

  4. WhatsApp CS Chat Group - Residents' discussion platform

When does the garbage collection take place?

Garbage collection takes place approximately two to three times every fortnight. The garbage collectors generally come into the community during the night, so residents may notice the collection taking place after hours.

If you experience an issue where your garbage has not been collected as scheduled, please contact the garbage collection company directly. However the office is available to assist if necessary and will endeavour to source further information where possible.
